At Staging Magic, I charge for every pre-listing consultation because it delivers real, actionable value whether the homeowner moves forward with the enhancement services or not. My consultations provide homeowners and agents with a strategic, expert roadmap to maximize a property’s market potential.

Think of Staging as an investment, not an expense. 85% of staged homes sell for 5%–23% above list price, with an average Return on Investment of 10%–23%, or even up to 586% in some cases.

Staged homes sell faster, about 73% faster or in just 11 to 23 days typically, compared to 49 to 184 days for unstaged homes. Studies consistently show staged listings spend 50–90% less time on market - and therefore less time that you’ll need to live in a market product.

The cost is generally less than one percent of the list price, but can vary based on the size of the home and demographics, but it’s always less than the amount of the first price reduction taken at the 1-2 week checkpoint.
Additionally, it’s more affordable than vacant staging because we maximize use of the homeowner’s existing furniture and furnishings.

Based on my experience, the Realtor generally pays for the Consultation and the homeowner generally pays for the Staging Services but this is not always the case. Every Realtor’s business model is different.

At Staging Magic, our staging fees are paid in advance or at the time of service. However, select real estate agencies offer concierge or “pay at close” programs such as RealVitalize, Zoom Casa, Curbio, or Revive. These are third-party financing services that allow deferred payment until the home sells.

If we move forward with Staging services, reserve your Staging day with a 50% deposit with an authorized agreement. We’ll coordinate with the agent and get your home market-ready. By the time your photos are taken, your home will be transformed.
